Terms of Use
We're having a California attorney review these terms before our public launch, so some wording may change.
- DTO Homes is a for-sale-by-owner marketplace. It is not a real estate broker or law firm and gives no legal advice.
- Sellers confirm they own the home or are authorized to sell it, and that their photos and details show this home and are true. Sellers are responsible for what they post. We may remove or unpublish listings that look false, misleading or unrelated to a real home for sale.
- We take a quick look at listings before they appear and when they change. That look is not a guarantee: DTO Homes does not verify ownership, condition or details. Buyers should confirm ownership through their escrow or title company before paying anything.
- Everyone follows fair housing law. Listings may be reviewed for fair-housing language, and we may remove listings that break these rules.
- Live showings (coming soon) will have their own rules: written consent from adults in the home, viewers muted, chat accounts 18+.
- Content license for photos, video and descriptions, including streaming and hosting replays. Marketing use only with a separate opt-in.
- Hosts are responsible for following the showing rules. Report a problem and we'll review it promptly.
- DTO Homes doesn't write, negotiate or review offers or contracts, and never holds deposits or other money. Buyers and sellers deal with each other directly and with their own escrow company, lender and advisors.
- “Buy direct” credits are offers by the owner, not by DTO Homes. Any credit applies only if it's written into the signed purchase contract and allowed by the buyer's lender.
- Messages sent through “Contact the owner” must be truthful, lawful and follow fair housing law. No spam, scams or requests for money or bank details.
- Dispute resolution (to be written by counsel).
