For homeowners in Riverside County, CA
Sell your home yourself.
Keep more of your money.
Sell without paying a real estate agent. We show you every step in simple words, tell you what it will cost, and give your home a free page where buyers can see it. Live video tours are coming soon.
Use Zillow too
Advertise anywhere. Let us guide the sale.
Most buyers look on big home websites, so post your home there too. Then use DTO Homes for the steps an agent would normally handle.
How buyers find your home
- Your free DTO Homes page to share anywhere
- Home websites, Facebook, neighborhood groups and your yard sign
- Coming later: a listing on the MLS, the system real estate agents use, so your home can show up on Zillow, Redfin and Realtor.com
How we help you sell
- A step-by-step plan for your home, from setting a price to getting paid
- Every common California form explained, with links to the official rules
- A cost estimate, so you know how much money you'll keep
- Your progress saved to your account
What you get
Everything in one place, explained simply
Show it your way
Not comfortable on camera? You don't have to be.
Live showings let buyers tour your home and ask questions in real time. If that's not for you, pick another way.
For buyers
Buy straight from the owner, and both of you save
When nobody pays an agent, there's more money to share. Some owners give money back at closing (a “Buy direct” credit) to buyers who come without an agent.
Buyers
- Contact owners directly from any listing
- A step-by-step buying guide in plain words
- Clear advice on when to get help from a lawyer or licensed pro
Sellers: share the savings
- Offer 0.5% to 3% back to a buyer who comes without an agent
- Your listing gets a “Buy direct” badge
- It must be written into the sale contract, and the buyer's lender must allow it
Skip the commission. Split the savings.
What could you both save?
Commissions are negotiable and vary. Enter what you’d expect to pay.
This is an example to help you talk price. The buyer and owner agree on the final price themselves. DTO Homes doesn’t negotiate or take any part of the sale.

Pro
Price to come
- Everything in the Seller Toolkit
- A listing on the MLS, the system agents use, through a licensed partner company
- Usually shows up on big home websites
You'd sign with and pay the partner company directly. We'll tell you about our relationship with them.
Do I need a real estate agent or broker?
No. In California you can sell your own home without a license. Most sales still go through an escrow company, a neutral company that holds the money and handles the final paperwork. You only need a licensed company if you want your home on the MLS, the system agents use. We're setting that up with a licensed partner.
Can I still list on Zillow and other sites?
Yes, and we encourage it. Post your home wherever buyers look and use DTO Homes to plan and run the sale.
What if the buyer has an agent?
That's fine. Their agent may ask you to pay their fee. You can say yes, say no, or work it into the deal.
Why is it free?
We're launching in Riverside County and want to learn from real sellers first. The free listing and guide stay available; paid upgrades will be optional.
Is the selling guide legal advice?
No. It explains the common steps in simple words and links to the official rules. For anything unusual, ask a real estate lawyer or your escrow officer.
