Selling on your own

How to price your home

Price is the other big worry, besides paperwork. You can do this too. Here’s the same method agents and appraisers use, in plain steps.

  1. Step 1 of 6

Find 3 to 6 similar homes that SOLD nearby

Look for homes that sold in the last 3–6 months, as close to you as possible (same neighborhood if you can), with about the same size (within about 20%), bedrooms, bathrooms and age. Use the “Sold” filter on the big home websites. Sold prices matter more than asking prices.

  2. Step 2 of 6

    Compare the differences honestly

Note what’s better or worse than your home: a pool, a remodeled kitchen, a bigger lot, a busy street, needed repairs. Homes that sold with features like yours usually tell you the most.

  3. Step 3 of 6

    Look at your competition

Check what’s for sale near you right now and how long homes have been listed. If similar homes have been for sale for months, that’s worth knowing when you pick your price.

  4. Step 4 of 6

Get a second opinion if you want one

A licensed appraiser can give you an independent value, usually for a few hundred dollars. Some local agents or flat-fee brokers will also give you a free “comparative market analysis.”

  5. Step 5 of 6

Pick your price, and a check-in date

The price is your choice. Many sellers also pick a date (for example, 2–3 weeks with no offers) to look again and adjust if needed.

  6. Step 6 of 6

Know what you’ll walk away with

Your price minus your loan payoff and selling costs is what you keep. The cost estimate in our selling guide shows the typical costs.
